All CD versions of this song run close to 3:00, but Whitburn lists the single as 2:44. Does anyone know the actual running time of the 45?

Nice catch, Brian. My commercial 45 has a listed time of (2:44), but an actual time of (3:05).

Yeah, quotes around a song title seem to interfere with
search results if you're searching by the Topic Subject
field.
