David,
i can jump in here also, as Ed just sent me the dubs of
both part 1 and 2.
The fade on part 1 starts around 3:05, is long and slow,
with final audio disappearing at 3:30.   

Now, you may notice that doing that from the Eric cd,
that makes the beginning of Part 2 audible at the tail
end. Yet, on the 45, those last 2 seconds are different,
they sound like the same groove as just before there but
continuing on. (if you understand that...)
I'm not sure why, other than for the mono mix, they
edited that final portion differently.

For Paul C: i agree that i think they used segments of
this song more than once. The long version to me always
sounded like an extended version of a shorter take.

Also - Ed's copy for Part 1 agrees with yours; (3:30).

But for Part 2 - can you double check your timing of
(3:13)? ... i checked again and my copy (Ed's copy) for
Part 2 is completely finished at (3:11).

For David: when creating Part 2 from the CD, the CD
version finishes 2 secs sooner at the fade.
It's possible that audio was on the tape but that it was
so low at that point we faded it out. I'm not sure.

my commercial 45 for the little sister song 'somebody's
watching you' issued as stone flower 9001 lists the run
time on the label as 2:46 but actually runs 2:54...
